A QBCC licence number on a website is a starting point — not proof of who is actually supervising your job. In Queensland, building work must be personally and adequately supervised by an authorised QBCC licensee, with appropriate oversight and inspections at each stage.

  • Ask who the supervising licensee is — name, licence class and licence number.
  • Ask how supervision is done — what inspections happen during surface prep, priming and top-coat stages.
  • Verify the licence yourself — search the QBCC register directly, don't rely on a logo or footer number.

Tip: If the crew on site is inexperienced or not trade-skilled, "adequate supervision" usually means tighter oversight — more frequent inspections, clearer direction and documented checks at critical coating stages.

Concrete slab age varies dramatically across the Caboolture region. Older concrete commonly needs more aggressive preparation; newer estate house slabs, often waffle pod construction, need moisture testing to ensure concrete RH is at or below the maximum percentage before installing garage epoxy to a new home built in Lilywood.

Much of the region also sits on reactive clay that moves with long dry and wet weather seasons. Excess ground water up against the exposed concrete face introduces moisture the moves through concrete, and where it does, it can leave efflorescence: the chalky white salt bloom you’ll often see along a wall or slab edge, sometimes with flaking around it.

None of this is a problem to be alarmed by. It’s simply information a floor coating has to account for — in how the slab is prepared, and is amoisture tolerant epoxy bae coats form part of the epoxy system specified.

Worth thinking about: seen a chalky white residue or flaking concrete along an edge of your slab? That’s moisture moving through the concrete and it’s exactly the kind of thing worth raising. Coating over just masks the bigger on-going problem, hoping the moisture ingress issue has been plugged where in reality — moisture is the honey pot for termites.

My new home in Upper Caboolture has just had handover. When can I get the garage coated?

We recommend waiting at least 28 days from the slab pour, and we'll test moisture levels before applying any coating. Most new-build garages in Upper Caboolture and the Caboolture West masterplan are ready 3–6 months after handover, but Queensland's humid summers can extend that. We measure rather than guess — coating a slab that hasn't cured properly is the most common cause of failure on new estate jobs.

Do you service rural blocks out toward Wamuran and Elimbah?

Yes, and we specify differently for these properties. Acreage sheds, workshops and equipment storage need heavier-duty systems than typical suburban garages. My Caboolture garage slab has a few cracks. Can you still coat it?

Almost always yes. We assess each crack — hairline shrinkage cracks get a flexible filler, structural cracks get crack-bridging polyurea, and we don't simply paint over active movement.
