Epoxy and flake flooring across Caboolture, Upper Caboolture, Bellmere, Wamuran and surrounds — for garages, patios, sheds and workshop floors. Here’s what’s worth knowing before you get a floor down.
The Caboolture region covers a wider stretch of property types than almost anywhere else in Moreton Bay. Older homes, expanding new estates Lilywood, semi-rural blocks in Bellmere and Upper Caboolture, and acreage out toward Wamuran and Elimbah. A freshly poured concrete slab on a new estate and a forty-year-old shed floor aren’t the same preparation starting point — and the floor resin system that goes on them shouldn’t be specified as if they are.
Ultimate Floors installs three resin systems for and around the home across Caboolture and surrounds — Standard Flake, Stone Flake and anti-slip Quartz, in over 100 colour blends, plus solid-colour options for Caboolture workshops and sheds.
Worth thinking about: where the floor goes changes what floor resin system actually suits it. A patio in full sun, a shaded internal garage and an external steps aren’t asking for a rinse and repeat installation — and a good-looking patio flake finish does as much for the BBQ area as it does for the garage floor.
You can preview blends on your own space in the epoxy floor visualiser before committing to the next steps.
Every Caboolture flake floor has four application stages — whether it’s a new garage in Caboolture West or a workshop shed in Wamuran. What changes is the specification underneath: the resin chemistry, the film build and the topcoat, matched to what the concrete floor actually needs to build a fit-for-purpose epoxy flooring installation Moreton Bay City wide.
Worth thinking about: if a quote doesn’t say what’s being done to prepare your Caboolture area concrete slab, it’s worth asking. Preparation is most of the job — and it’s the stage that decides what your return on investment looks like.
The full breakdown of each stage is on our flake flooring process page.
Choosing your epoxy floor colour is the visual starting point. Below are our three downloadable colour chart libraries for Standard Flake, Durastone, and Anti-Slip Quartz. Surface prep and colour blend stay consistent across every floor. What separates a Standard install from Premium is the quantity of base coat for film thickness and topcoat — higher solids content means thicker film build, longer life under tyre, foot and dropped-tool traffic, and stronger UV stability under Queensland sun. Same look, different performance capabilities.
Epoxy seal coat + polyaspartic base coat, full flake coverage + 45% solids urethane x 2 topcoats. Conservative film thickness — sound build for a low-traffic residential garage.
Epoxy seal coat + polyaspartic base coat, full flake coverage + 70% solids urethane x 2 topcoats up to 800 micron (.8mm) overall thickness . Stronger barrier for hot tyres, sun-exposed slabs and working garages that cop real-life punishment.
Moisture tolerant epoxy seal coat + hi-build epoxy base coat, full flake coverage + High Gloss 90% solids urethane x 2 topcoats - up to 1000 micron (1mm) overall thickness. Heaviest residential-grade garage floor build in the range — for the floor that needs to outlast everything around it.
We service the City of Moreton Bay — Caboolture, Caboolture South, Upper Caboolture, Lillywood, Bellmere, Elimbah, Wamuran, Moodlu, and into Morayfield and the expanding North Harbour community. A QBCC licence number on a website is a starting point — not proof of who is actually supervising your job. In Queensland, building work must be personally and adequately supervised by an authorised QBCC licensee, with appropriate oversight and inspections at each stage.
Tip: If the crew on site is inexperienced or not trade-skilled, "adequate supervision" usually means tighter oversight — more frequent inspections, clearer direction and documented checks at critical coating stages.
If a contractor can't clearly identify the supervising QBCC licensee for your job, treat it as a red flag. QBCC warns against "licence lending/borrowing" — using someone else's licence number.
Long-term concrete coating performance starts with proper concrete grinding and preparation — not a clean-and-coat over an existing surface. Most epoxy flooring and concrete sealing failures are preparation failures, not product failures.
Concrete slabs across the Caboolture region vary widely — from waffle pod slabs in newer estates through Upper Caboolture to older garage and shed concrete around Wamuran and Elimbah, many built on reactive clay ground — expand, contract from extended wet and dry weather. Diamond grinding removes weak surface layer, floor paint, tile glue and surface contamination, preparing the concrete surface ready for repairs and concrete coating installation.
We do not recommend acid washing — if not fully neutralised, it can continue breaking down the concrete beneath the coating, leading to peel and delamination over time. Most resin coating manufacturers exclude acid washing from their product data sheets. Correct concrete floor preparation is the foundation every coating system we install in the Caboolture area is built on.
A walkthrough from a 75m² garage in Wamuran — the scratch profile that gives the resin something to lock into, why a prime coat has to penetrate rather than sit on the surface, and the asphalt-to-concrete joint cut before the flake goes down.
Older Bellmere, Wamuran and Elimbah slabs need this treatment as much as newer Upper Caboolture estate pours. Surface wear, hairline shrinkage cracks and reactive-clay movement are addressed during the grinding and repair stage — not papered over. See the full preparation process →
| Suburb | Slab Profile | Preparation Focus |
|---|---|---|
| Caboolture & Caboolture South | Established residential, 20–40 year old concrete. Mixed conditions across original garage slabs and staged additions. | Diamond grinding for aged laitance, crack repair, moisture-tolerant epoxy system. |
| Upper Caboolture & Lillywood | Rapidly expanding new-build estates. Newer waffle-pod construction common. | Concrete moisture testing, pH barrier primer, crack-bridging base coat with up to 300% elongation. |
| Bellmere | Larger lot sizes, mixed property types. Garages, carports and patios often on one site. | Staged installation across multiple slab conditions, finish-matched to each surface type. |
| Elimbah | Large outdoor living areas, sheds, workshops. Slab age and quality varies widely. | Tailored prep by use-case — from residential flake to industrial coating systems. |
| Wamuran | Semi-rural acreage. Larger sheds and workshop slabs exposed to machinery, oil and vehicle traffic. | Hi-build epoxy or durable polyurethane topcoat, chemical-resistant for heavy use. |
| Moodlu | Reactive clay soils. Fine slab cracking common from wet/dry seasonal movement. | Crack stabilisation, moisture-tolerant primer, external-rated UV topcoat where applicable. |
| Morayfield | Transition zone — established homes through to new estates. Varied slab specification. | Site-specific spec rather than rolled-out installation; matched to garage, driveway or patio use. |
Epoxy flooring in Caboolture and Caboolture South is commonly installed to older garage concrete floors, where proper grinding and crack repair determine long-term performance.
The original town centre and its established surrounds. Concrete here is typically 20–40 years old with a mix of conditions. Original garage slabs, additions poured at different times, frequent crack repairs needed and moisture tolerant epoxy.
Epoxy garage flooring in Upper Caboolture and Lilywood is commonly applied to newer concrete, where moisture related issues are not like the older area of Caboolture.
The region's biggest growth area with new estates expanding rapidly. New-build waffle pod slabs need different handling than older concrete — pH barrier epoxy soaker coat, up to 300% elongation crack bridging base coat.
Epoxy flooring in Bellmere often involves garages, carports and patios with each concrete finish requiring varied preparation for concrete coating or epoxy flake finishes.
Larger lot sizes and mixed property types mean multiple slab conditions on one property, often completed in staged installations.
Epoxy flooring in Elimbah is most common for larger outdoor living areas sheds and workshops, where heavier-duty systems are required for equipment and vehicle use.
Slabs vary widely in age and quality, requiring tailored preparation for garage epoxy, flake finishes or industrial quality coating systems based on use.
Epoxy flooring in Wamuran commonly includes garage flake floors, rural sheds, home workshops and heavier-use resin coating systems.
Wamuran properties often include larger sheds and workshop slabs exposed to machinery, oil, dust and regular vehicle traffic. These conditions usually call for stronger resin flooring builds, hi-build epoxy options or durable topcoats rather than a basic residential coating.
Epoxy flooring in Moodlu typically services garage flake floors with coatings built to handle fine slab cracking that flows from longer periods of wet and dry reactive soil conditions.
Similar to Caboolture West - Lilywood, resin flooring or external resurfacing product type and application is the what drives specification decisions.
Epoxy flooring in Morayfield covers a mix of older and newer home, requiring tailored preparation depending on the condition of each garage floor, driveway and patio concrete.
A transition zone between established homes to larger blocks and new estates, with varied concrete slab design. A standard, universal epoxy flooring installation in Morayfield is not the answer to ROI.

Open Floor VisualiserEpoxy garage flooring is one of the most common floors we install across Caboolture — a sealed, durable surface that resists tyre marks, oil and daily wear. Flake epoxy is the popular choice for the look and the slip resistance, and it works just as well across patios, sheds and workshop spaces.
Concrete slab age varies dramatically across the Caboolture region. Older concrete commonly needs more aggressive preparation; newer estate house slabs, often waffle pod construction, need moisture testing to ensure concrete RH is at or below the maximum percentage before installing garage epoxy to a new home built in Lilywood.
Much of the region also sits on reactive clay that moves with long dry and wet weather seasons. Excess ground water up against the exposed concrete face introduces moisture the moves through concrete, and where it does, it can leave efflorescence: the chalky white salt bloom you’ll often see along a wall or slab edge, sometimes with flaking around it.
None of this is a problem to be alarmed by. It’s simply information a floor coating has to account for — in how the slab is prepared, and is amoisture tolerant epoxy bae coats form part of the epoxy system specified.
Worth thinking about: seen a chalky white residue or flaking concrete along an edge of your slab? That’s moisture moving through the concrete and it’s exactly the kind of thing worth raising. Coating over just masks the bigger on-going problem, hoping the moisture ingress issue has been plugged where in reality — moisture is the honey pot for termites.
The full detail on slab age, reactive soils, waffle pod slabs, efflorescence and moisture is covered in our buyer’s guide — and why existing properties need an on-site works evaluation before building your epoxy floor quote estimate.

We recommend waiting at least 28 days from the slab pour, and we'll test moisture levels before applying any coating. Most new-build garages in Upper Caboolture and the Caboolture West masterplan are ready 3–6 months after handover, but Queensland's humid summers can extend that. We measure rather than guess — coating a slab that hasn't cured properly is the most common cause of failure on new estate jobs.
Yes, and we specify differently for these properties. Acreage sheds, workshops and equipment storage need heavier-duty systems than typical suburban garages. Travel to the rural parts of the region is included in our Caboolture service area — no extra charges for being out toward Wamuran, Elimbah or the D'Aguilar Range hinterland.
Almost always yes. We assess each crack — hairline shrinkage cracks get a flexible filler, structural cracks get crack-bridging polyurea, and we don't simply paint over active movement. The reactive clay soils common around the Caboolture floodplain cause hairline cracking in a lot of older slabs. Our process handles ongoing slab behaviour rather than failing at the first cold snap.
Most garage epoxy floors in Caboolture and surrounds take 1–2 days including concrete prep. Light foot traffic after cure, and vehicle traffic typically within 2–7 days depending on the resin system specified. Larger sheds and rural workshops may take longer if extensive preparation is needed.
We mechanically diamond grind or shot blast every slab, repair cracks and holes, and vacuum clean to achieve a strong bond for both epoxy flooring and flake flooring systems. No acid etching — ever. Acid etching is prohibited by most major resin manufacturers and is one of the most common causes of coating failure we're called to repair on jobs from other installers.
We carry over 100 flake colour blends and can typically match or improve on what builders include as a standard finish option. Bring photos or estate addresses and we'll specify accordingly. You can also preview your colour blend in our Epoxy Floor Visualiser before committing.
Yes — workshops, showrooms, retail floors, food preparation areas and warehouses across Caboolture and the surrounding business parks.
